Why home sellers should like home warranties

In practically every transaction, whether I’m representing the buyer or seller, I recommend that the seller pay for a home warranty policy to cover the buyer’s first year in their new house. A home warranty creates a win-win relationship in most home sales, because both buyers and sellers have an interest in the new owner not being surprised by expensive appliance or HVAC repairs during their first year in the place. A relatively small investment in a warranty will minimize that worry in the buyer’s mind, and make it that much less likely that the buyer might cry “foul,” and try to come after the seller for damages.

Seasoned homeowners recognize that owning property involves ongoing maintenance and repair, so they don’t get angry at someone else when something in their house requires fixing. An owner of only a few months, on the other hand, might decide that the seller did something shady if they’re suddenly faced with a big repair bill on a system that wasn’t reported as faulty during escrow disclosures. Even the most anger-prone new owner will probably calm down, though, if they learn not only that the bill for thousands of dollars was limited to less than $100, and that it was the seller who saved them the extra money.
